This month has been one for the books.

First, I’m thrilled to share that in addition to everything I’ve been doing on YouTube, I’ve stepped into a brand-new role… I’m now one of the newest hosts for The American Dream TV, representing Southwest Florida. The show airs nationally on the Travel Channel and multiple streaming platforms, highlighting the best places to live, work, and play across the country. It’s a chance to show the nation what makes our slice of paradise so special — and I can’t wait to take you behind the scenes.

Speaking of big news… there’s something else I really want to tell you, but I can’t officially say it until August 28th. Let’s just say it’s an award I’m humbled and honored to have received — for the third year in a row. I promise, the moment I’m allowed to share, you’ll be the first to know.

And while we’re on the subject of news I can’t quite share yet, there’s one more thing happening in my personal life that’s… well… life-changing. I’ll save the details for a future post, but let’s just say this: the next chapter is going to be exciting in more ways than one.

On the business side, my phone and inbox have been buzzing like crazy lately. A ton of people have reached out after watching my YouTube videos — many who’ve been sitting on the sidelines, waiting for the right moment, are now starting to see deals they don’t want to miss. Some are booking trips down here, others are getting pre-approved, and a few are already under contract.

Part of this momentum might be tied to the market’s next big move: interest rate cuts. There’s a 94% chance the Fed will start cutting rates in September. That might sound like just another economic headline, but here’s what it means for us: we’ve got a huge group of buyers and sellers who’ve been frozen in place, waiting for this very shift. If rates come down, even modestly, it could unlock a lot of that pent-up activity — and we may see a spark in the market heading into the fall and winter.

Bottom line: it’s an exciting, transitional moment. Between my new TV role, the upcoming announcement, the not-quite-ready-to-share personal news, and the market waking back up… there’s a lot happening behind the scenes.
