- Why do I need an agent for new construction? Isn't the price the same either way?
- The price is the same either way, that is exactly the point. Your representation is already priced into the home whether you use it or not, so going without does not save you a dollar. It just means nobody in the room works for you. And several builders require your agent to be present on your first visit, so register before you tour.
- I already visited a community by myself. Is it too late?
- Sometimes, and sometimes not. It depends on the builder, how long ago it was, and whether you signed a visitor registration. Text Rick the community name at 239-376-3777 and he will find out quickly, the window is usually short.
- Does the guide tell me which builder is best?
- It tells you what each builder is genuinely known for and what to watch out for, which is more useful. The best builder depends on whether you are optimizing for price, speed, finish quality, or having someone answer the phone in year two. The guide is built to help you ask better questions, not to pick for you.
- Is this only for people buying brand new?
