Southwest Florida is not one place — it’s a collection of unique communities spread across Lee and Collier counties, each with its own personality, price point, and lifestyle. When I work with buyers relocating here, the first question isn’t “Can I afford it?” — it’s “Where do I actually want to live?”

I’ve lived and worked in SWFL for years, and I can tell you that choosing between Cape Coral and Naples isn’t just about budget — it’s about how you want to spend your weekends, how long you’re willing to commute, and what kind of community feels like home. Some of my clients want a boat dock in their backyard. Others want walkable downtown districts. Some prioritize top-rated schools, while others are looking for the perfect 55+ community.

This guide breaks down the major neighborhoods and communities across Southwest Florida so you can narrow down where to focus your search. I’ll give you real price ranges, honest pros and cons, and the local details that matter. Which Neighborhood Is Right For You?

Here’s a high-level look at the major areas in Southwest Florida as of 2025-2026. These are median ranges — you’ll find homes above and below these prices depending on features, condition, and exact location.

Cape Coral

Cape Coral is famous for one thing: over 400 miles of canals — more than any other city in the world. If you want a house with a boat dock in your backyard, this is the place. But not all canals are created equal.

There are gulf-access canals, which allow you to boat directly out to the Gulf of Mexico (huge value add), and freshwater canals, which are landlocked and more about the view than the function. Gulf-access homes typically start around $500K and can easily exceed $1M depending on location and lot size. Freshwater canal homes are more affordable, often in the $350K-$500K range.

Cape Coral has grown significantly over the past few years. The restaurant and retail scene has exploded, especially around Cape Harbour and downtown Cape Coral. New developments are popping up on the west side, and the city is attracting younger families and professionals who want the Florida lifestyle without Naples prices.

Best for: Boaters, families who want space, buyers looking for waterfront living at a reasonable price point.

Watch out for: Traffic on the bridges during peak season, flood zones (always check elevation and insurance costs), and the difference between gulf-access and non-access canals.

If you’re serious about Cape Coral, I always recommend a boat ride through the canals to understand the layout. It’s one of the best ways to see the city and understand what you’re buying.

Fort Myers

Fort Myers is the urban heart of Southwest Florida. The River District downtown is walkable, full of restaurants, breweries, galleries, and events. Historic McGregor Boulevard is lined with royal palms and some of the most beautiful mid-century and historic homes in the region.

Fort Myers has a real mix of inventory. You’ll find historic bungalows in the $300K-$500K range, riverfront estates pushing $1M+, and everything in between. The medical district around Lee Memorial is a major employer, and there’s a strong professional community here.

The vibe is more urban than the rest of SWFL — you’re trading boat docks and golf courses for walkability and culture. If you want to bike to dinner, catch live music on a Friday night, and be close to the action, Fort Myers proper is worth a look.

Best for: Professionals working in Fort Myers, couples and singles who want walkability, buyers who prioritize culture and dining over suburban amenities.

Watch out for: Older housing stock means older systems (roof, AC, plumbing) — budget for inspections and potential updates. Parking can be tight in the downtown core.

Lehigh Acres

Lehigh Acres is the most affordable entry point into homeownership in Southwest Florida. You’ll find single-family homes starting in the $250K-$300K range, often on large lots with room for a pool or RV parking.

This is where a lot of young families and first-time buyers land, especially those priced out of Cape Coral or Fort Myers. The trade-off is that Lehigh is still developing. You won’t find the same restaurant and retail scene as Cape Coral or Estero, and some areas feel more rural than suburban.

That said, Lehigh has seen massive growth. New shopping centers, schools, and community amenities are coming online. The commute to Fort Myers is about 20-30 minutes depending on where you’re headed, and you’re still close enough to enjoy everything SWFL has to offer.

Best for: First-time homebuyers, families on a budget, buyers who want land and space without breaking the bank.

Watch out for: Some areas lack city water/sewer (you’ll be on well and septic), and not all streets are paved. Do your homework on the specific neighborhood before you buy.

Estero

Estero is the master-planned community capital of Southwest Florida. This is where you’ll find immaculate HOA-managed neighborhoods with resort-style pools, clubhouses, fitness centers, and top-rated schools.

Communities like Grandezza, Corkscrew Farms, Bella Terra, and West Bay Club are highly sought-after. Homes here typically range from $400K to $800K+, and you’re paying for amenities, newer construction, and proximity to Florida Gulf Coast University (FGCU) and Coconut Point Mall.

The schools in Estero are some of the best in Lee County, which makes this a top choice for families with school-age kids. You’re also centrally located between Fort Myers and Naples, making commutes manageable in either direction.

Best for: Families prioritizing schools and amenities, buyers who want a low-maintenance, resort-style lifestyle, professionals working at FGCU or nearby business parks.

Watch out for: HOA fees can be significant ($200-$500+/month), and traffic on US-41 during season can be heavy. Make sure the amenities justify the cost.

Bonita Springs

Bonita Springs sits between Fort Myers and Naples, giving you beach access (including the stunning Barefoot Beach) without the full Naples price tag. It’s upscale, but not pretentious — a sweet spot for buyers who want luxury without the country club vibe.

You’ll find a mix of single-family homes, condos, and gated communities. Prices typically range from $450K to well over $1M, depending on proximity to the beach and amenities. The Promenade at Bonita Bay offers great shopping and dining, and the overall feel is more relaxed and residential than Naples.

Bonita is popular with retirees, second-home buyers, and families who want a quieter beach lifestyle. You’re close to Naples’ cultural scene but far enough away to avoid the congestion.

Best for: Beach lovers, buyers who want upscale living without Naples prices, retirees and second-home buyers.

Watch out for: Hurricane insurance and flood zones — always check elevation maps and get quotes early. Traffic to and from Naples can be slow during season.

Naples

Naples is world-class. If you want luxury real estate, pristine beaches, fine dining, and a sophisticated lifestyle, this is where you’ll find it. 5th Avenue South, 3rd Street, Mercato — these are some of the best shopping and dining districts in Florida.

The Naples real estate market is hot and competitive. Single-family homes in desirable neighborhoods start around $600K and quickly climb to $2M+ for gulf-access or estate properties. Condos can be a more affordable entry point, but even those are typically $400K+ for anything desirable.

This is not a budget-friendly market, but it’s also one of the most stable. Naples consistently ranks as one of the best places to retire in the U.S., and the quality of life here is unmatched. The beaches are postcard-perfect, the schools are excellent, and the community is well-established.

Best for: High-end buyers, luxury lifestyle seekers, retirees with significant assets, second-home buyers.

Watch out for: High cost of living across the board — property taxes, insurance, dining, entertainment. Traffic during peak season (January-April) can be brutal. And inventory is tight, so expect competition.

Babcock Ranch

Babcock Ranch is America’s first solar-powered town, and it’s not just a marketing gimmick. This is a planned community built with sustainability, resilience, and innovation at its core. When Hurricane Ian hit in 2022, Babcock Ranch kept the lights on while surrounding areas went dark for weeks. That’s by design.

The community is new construction, family-friendly, and packed with amenities — parks, trails, a town center, schools, and a strong sense of community. Homes range from $350K to $700K+, depending on size and lot.

Babcock Ranch is attracting young families, remote workers, and eco-conscious buyers who want modern construction and don’t mind being a bit farther from the beach (about 30-40 minutes). The commute to Fort Myers is around 25-30 minutes, and the community is still growing.

Best for: Families with kids, eco-conscious buyers, new construction buyers who want modern systems and smart design.

Watch out for: You’re farther from the coast, so if beach access is a priority, this might not be the right fit. Also, as a new community, some amenities are still being built out.

San Carlos / Fort Myers Beach

If you want island living, Fort Myers Beach and San Carlos Park are your gateways. Fort Myers Beach is still rebuilding after Hurricane Ian, but the community is resilient and the lifestyle is unbeatable. You’re steps from the sand, close to Sanibel and Captiva, and living the true beach lifestyle.

Pricing is all over the map depending on whether you’re buying a condo, a single-family home, or a beachfront property. Expect to start around $400K for a condo and climb quickly from there. Beachfront homes and larger properties easily exceed $1M.

San Carlos Park (just off the island) offers a more affordable option with easy beach access. You’ll find single-family homes in the $350K-$600K range, and you’re still close to the water without the premium island prices.

Best for: Beach lovers, vacation-home buyers, retirees who want island living, boaters.

Watch out for: Hurricane risk is real — flood insurance is mandatory and can be expensive. Post-Ian, construction costs and timelines are longer. If you’re buying here, work with an agent who understands flood zones and insurance.

55+ Communities

Southwest Florida is one of the top retirement destinations in the country, and we have dozens of active adult communities to choose from. Whether you want a manufactured home in a low-maintenance park or a luxury villa in a gated golf community, the options are extensive.

Popular 55+ communities include areas in Fort Myers, Estero, Bonita Springs, and Naples. HOA fees vary widely — some communities are under $200/month, others exceed $500/month depending on amenities.

New Construction vs Resale

One of the biggest decisions you’ll make is whether to buy new construction or resale. Both have pros and cons, and the right choice depends on your timeline, budget, and priorities.

New Construction

  • Pros: Modern floor plans, energy-efficient systems, builder warranties, customization options, no immediate repairs.
  • Cons: Higher price per square foot, longer timelines (6-12 months), less negotiation room, potential for builder delays.
  • Best for: Buyers who want move-in ready with zero maintenance, families prioritizing new systems and warranties, buyers willing to wait.

Resale

  • Pros: Move-in faster, established neighborhoods, mature landscaping, more negotiation room, lower price per square foot.
  • Cons: Older systems (AC, roof, plumbing), potential for deferred maintenance, may need updates or renovations.
  • Best for: Buyers who want to move quickly, buyers open to renovations, buyers prioritizing location over newness.

In 2025-2026, new construction inventory is strong across Southwest Florida, especially in Cape Coral, Babcock Ranch, and parts of Estero and Lehigh Acres. Builders are offering incentives — rate buy-downs, closing cost credits, and upgrades — to move inventory. Resale inventory is still competitive, but there’s more room to negotiate than there was in 2021-2022.
