What Building Security Really Means in Southwest Florida Right Now (2026)

By Rick Harrison III

The Word Nobody’s Using — But Everyone’s Thinking About

Security. Not the kind with cameras and alarm systems. The kind that lets you sleep at night knowing your family’s foundation isn’t built on sand.

I’ve been thinking about this word a lot lately. My wife and I just welcomed our second daughter three weeks ago. Our toddler is two. We moved into our new home about two months ago after six months of controlled chaos — selling our house, living in a rental, storing everything, building a new home, prepping for a baby, and then actually having the baby.

Survival mode. That’s the only way to describe the last six months.

But now that we’re settling in — unpacking the last boxes, organizing the garage, getting back into a routine — I keep coming back to one question: What does real security actually look like in 2026?

What’s Really on Everyone’s Mind Right Now

If you’re reading this from New York, New Jersey, Chicago, Boston, or anywhere in the Midwest and Northeast, chances are you’re asking the same question — maybe in different words.

The uncertainty is real. Geopolitical tension with Iran. Questions about the dollar and inflation. A stock market that feels like it could go either way. An economy where the “experts” can’t agree on whether we’re headed for a recession or a boom.

Here’s what I’ve noticed: people aren’t just moving to Southwest Florida for the weather anymore. They’re moving because they’re actively trying to build stability into their lives. They’re making strategic decisions about where their family lives, what they own, and how exposed they are to economic turbulence.

That shift matters — and if you’re considering a move, understanding it will help you make a smarter decision.

Why Real Estate Is a Security Decision (Not Just a Housing Decision)

Let me break down what I mean, because this isn’t a rah-rah “buy a house!” pitch. This is how I actually think about it for my own family.

1. Inflation Punishes Renters and Rewards Owners

When inflation rises, your rent rises with it. Your landlord passes every cost increase directly to you. But if you own your home with a fixed-rate mortgage, your payment stays the same while the value of what you owe decreases in real terms.

Think about that: inflation literally erodes your mortgage debt. The $400,000 you owe today will feel like $300,000 in purchasing power terms a decade from now. Meanwhile, renters are paying more every single year for the same apartment.

2. Equity Is Forced Savings Most People Will Never Build Otherwise

Every mortgage payment builds equity. It’s not exciting. It’s not flashy. But 10 years from now, you’ll have a six-figure asset that a renter will never have — regardless of what the stock market does, regardless of what happens with inflation, regardless of who’s in office.

Real estate is the one wealth-building tool that works even when you’re not paying attention to it.

3. Southwest Florida’s Cost Structure Is the Arbitrage Play

If you’re earning a remote salary from a northeastern employer and living in Fort Myers or Cape Coral, you’re essentially getting a raise without changing jobs. No state income tax. Lower cost of living. More home for your money.

A family paying $3,500/month for a cramped apartment in northern New Jersey can own a 2,000+ sq ft home with a pool in Cape Coral for the same monthly payment — and build equity while doing it.

That’s not a lifestyle upgrade. That’s a financial restructuring of your entire household balance sheet.

The Honest Reality: It’s Not All Sunshine

I’d be doing you a disservice if I didn’t mention the real costs and risks. Southwest Florida has:

  • Insurance costs that are higher than most northern states. Homeowners insurance in Florida is a real factor, and you need to budget for it properly. Hurricane coverage, flood insurance (depending on your zone), and windstorm riders add up.
  • HOA fees that vary wildly. Some communities run $150/month. Others run $800+. If you’re not careful, your “affordable” home comes with a $10,000/year HOA bill.
  • Hurricane risk that’s real. We lived through Ian. Flood zones got redrawn. Homes that weren’t in flood zones suddenly were. You need to understand this before you buy, not after.
  • A market with inventory. There are good deals right now — but there are also overpriced homes sitting because sellers haven’t adjusted to reality. Knowing the difference is critical.

The point isn’t that Southwest Florida is perfect. The point is that when you factor in the full picture — tax savings, equity building, cost of living, quality of life — the math works for a lot of families. But only if you do it strategically.

What “Building Security” Looks Like in Practice

For my own family, building security meant:

  • Buying a home that we can afford comfortably — not stretching to the max pre-approval
  • Choosing a location with strong long-term fundamentals, not just what “feels nice”
  • Understanding our insurance costs, flood zone status, and HOA obligations before closing
  • Building equity in a tangible asset rather than paying someone else’s mortgage through rent
  • Creating a stable home environment for our kids during one of the most uncertain economic periods in recent memory

That’s not exciting. It’s not Instagram-worthy. But it’s the kind of decision that compounds over 10, 20, 30 years into generational security.

What This Means If You’re Considering a Move

More and more people are reaching out about buying in Southwest Florida, and what I’m hearing is different than a few years ago. It’s not “I want a vacation home” or “I want to be near the beach.” It’s:

  • “I want to own something real.”
  • “I want to stop bleeding money on rent.”
  • “I want my family in a better position no matter what happens with the economy.”
  • “I’m not moving tomorrow — but I want to start planning now.”

If that sounds like you, you’re not alone. And you’re not crazy for thinking this way. The people who build security don’t wait for certainty — they build despite uncertainty.

Start With the Right Information

Whether you’re 6 months away or 18 months away from making a move, the smartest thing you can do right now is understand the market you’re moving into. Not the headlines — the real numbers.

What communities fit your budget? What are the actual insurance costs? Where are the flood zones? What does a realistic monthly payment look like?

That’s exactly what I help people figure out — no pressure, no sales pitch. Just the information you need to make a smart decision for your family.
